Avoiding the Winter Listing Blues

One challenge with winter listings is that buyers have difficulty visualizing how the property will look come spring. As the homeowner, you've been there in the summer season, and quite reasonably, you want the maximum value for your home - inclusive of the enjoyment the new owners will have with the beauty and appeal it has year round.
But that appeal may not be shining if you list in fall or winter. Let's face it - once the leaves fall off the trees your property looks different, as does your entire neighborhood. And winter can be downright dreary. Trudging through sleet and snow, buyers are not seeing the home at its best. No wonder they often are reluctant to make full price offers, or are slower to make offers at all.
Don't get me wrong - there are advantages to listing in the winter - for starters - since many sellers avoid it, you'll typically be up against less market competition. Many sellers take their listings down between November and January, so their families can focus on the holidays. And buyers who are moving between school semesters often can't afford to wait for those homes to come back to market.
So how do you make sure your home stands out as a winter listing? Easy. List it with summer photos!
By listing in the winter with professional photos taken in the summer or early fall, your home immediately stands out when buyers are searching homes online. Its instantly more appealing by comparison, showing up next to listing photos taken in the gray of winter. And although the leaves won't magically be back on the trees when the buyers schedule a showing, the buyers will have the mental image of what the home has to offer come summer - and that means they'll be prepared to make an offer with that in mind.
